Challenges

Two loans to review and underwrite under a tight deadline:

Loan #1 was secured by a portfolio of 112 office buildings in 5 markets; $1.32B unpaid principal balance, $2.14B total value. Some assets had been sold since previous year’s review.

Loan #2 was secured by a 105K SF trophy New York City office building, with separate loans on the leasehold and leased fee interest of the asset; $140M total unpaid principal balance, $230M total value.

Solution

In order to alleviate pressure on the asset managers and to assist their requirement for delivery of their annual reviews, we combined efforts with another third party to complete the reviews. The timing for the project was two weeks, however we were able to complete the assignment in 10 days.

With permission from the client, we also reorganized their annual review sheets, setting up formulas to update the reviews to cut and paste rent rolls and financials. As such, asset managers would be able to cut and paste data in the future in order to populate the sheet and comply with their regulatory requirements of annual reporting.
